Hey, all... I know from time to time, the subject of CMS products comes up on various bulletin boards and i wanted to share the name of a great one, and some links to some sites we are currently making with this product to show you how flexible it really can be.
anyway, the product is UMBRACO [http://www.umbraco.org] it is an opensource, .net application -- and let me tell you it is no DotNet Nuke, and i mean that in a good way.
this app has a great, files and folders based metaphor for content management with a built in membership system, tons of flexibility for user management with levels, it is completely template driven [which you control] and is centered around an xml model that uses xslt to create virtually anything you want :)

anyway, time to develop is virtually none, you can install and begin managing content within minutes. Templates are mostly css based, but completely controlled by you. The big benefit is that you can spend more time on the design and not so much on the coding, because the logic is all there.
The community is really great [ http://forum.umbraco.org/ ] and there are tons of 'features/mods' that have already been developed so you can definitely hit the ground with both feet running.
i have done quite a bit of work with integrating flash with Umbraco and have really enjoyed how relatively easy it is get a site up and running.
i also have a couple of these sites running in a share hosting environment [at vortech] with no real issues to speak of.
here is one my wife made in about 2 hours...
and once again...
the blog is a canned install, so you can be up and blogging in a hearbeat.
the latest version is readying for release sometime in march and is .net 2.0 and also features the tinyMCE wysiwyg editor that is windows and mac friendly.

just to follow up on this... v3.0 is out -- requires .net 2
